NIC: CCRC Occupancy Remains Ahead of Non-CCRC Communities
The National Investment Center’s second-quarter 2026 analysis found that CCRCs continued to post higher occupancy than comparable non-CCRC communities across every care segment. Independent living had the highest occupancy: 93.9% at CCRCs versus 90.1% at non-CCRCs, a 3.8-percentage-point difference. The report says the smallest CCRC/non-CCRC gap was in nursing care, at 1.5 points.
The picture is not uniformly accelerating. Non-CCRC communities recorded faster year-over-year occupancy growth in every segment except nursing care, with memory care showing the strongest annual increase at 2.1 points. For residents, strong occupancy can support financial stability and demand for services, but slower growth may also affect expansion plans, pricing, and the availability of future units.
